You can not sell contracts. When someone moves out no one can take their place. If there are 1 or 2 who move out the
remaining person( s ) pays the full rental amount,
he or she can not replace the leaving person(s) with another person(s) We do not allow assignment or subletting,
meaning, no one can be replaced with a new move in.
We are not in the business of a modern day version of a motel.

If you tick off our neighbors with poor behaviors, you'll get a nuisance eviction or a non-compliance eviction.  We respect our neighbors, you should too.

We do not rent by semester or school year. Please don't ask. 
Depending on the property, It's 14-16-18-24 months, less
if property is going to be sold.

Depending on property, you're expected to do "weekly" yard work. Weeding, edging, mowing and maintaining the place. If you don't, we will charge you $100.00 per week and we'll do it. There is more to yard care than just mowing the lawn. You have to supply mower, weed trimmer, and other garden tools.

If one person in the group does not qualify, the whole group is disqualified. Everyone over 18 has to complete seperate application. You can not piggy back off of someone elses credit. We don't allow co-signing.

If you can live by these policies and additional policies outlined in the lease we would love to have you. If you can not, it's best to find another place to rent.  These terms are non-negotiable.

If you are looking to share a place with your friends, the city zoning will allow more then 3 in certain areas. That area is from 600 East going East to 800 East and 400 north going North to 1400 North. It's best to drive those areas and select housing based on zoning rules
